Qualifications
Applicants must make 2.5 times the rent amount to qualify. We use an outside company to verify your income. The company uses PLAID. Verification of income is required and must be receive within 48 hours of the rental application or the move-in date whichever is earlier or your application could be cancelled. If you need more time, please inquire with management for an accommodation. Applicants with government rent subsidies will have the income to rent calculation mentioned above based on the tenant portion of the rent to be paid to us and not the full rental rate. An unsatisfactory credit report can disqualify an applicant from renting an apartment home at this community. An unsatisfactory credit report is one that reflects past or current bad debts (excluding student/medical debt), consistent late payments or unpaid bills, liens, judgments or bankruptcies and bed debt or judgments to a previous landlord. You will be provided a copy of the credit report within three (3) days if requested and within seven (7) days if not requested. An applicant rejected for unsatisfactory credit is encouraged to correct any erroneous information that may be on the report and resubmit an application to this community. In some cases, a lack of credit history or a lack of sufficient credit established, and/or a high debt to income ratio could result in a conditional approval (requiring a security deposit equal to one month of rent). You may also bring in a co-signer for both conditional approvals and denials. If you are an applicant with a government rent subsidy, you have the right to request that we not use your credit history and to permit you to instead provide us lawful, verifiable, alternative evidence of your reasonable ability to pay your portion of the rent. Rental History: 24 months of rental history is required and will be verified for all applicants on present and previous residence. Applicants must have no record of late or nonpayment of rent (excluding COVID-related rental debt as defined under California law), no records of nuisance activity, and no record of damage to a prior rental property in excess of ordinary wear and tear for a standard approval.
Atlantic & Pacific Management Corporation evaluates the above information with a scoring method that weighs the indicators of future rent payment performance. An applicant will be automatically denied if the report shows any unlawful detainer judgment within the past seven years despite the overall score. An applicant also will be denied if the reports show collection accounts to a property management company, unless proof of payment is provided.
In the event a co-signer is required, he/she must complete an Application for Residency, have income that is five (5) times the rent amount, must qualify as a single individual, and meet all the other Resident Selection Criteria. A co-signer will be fully responsible for the Lease Agreement if the occupying resident(s) default.
The following occupancy policy indicates the maximum number of residents allowed per apartment. Occupancy is based on the number of bedrooms in an apartment and the size of the overall unit.
A bedroom is defined as a space within the premises that is used primarily for sleeping with at least one (1) window and one (1) closet for clothing.
Not all apartment sizes are available in all Studio: 2 persons, One Bedroom: 3 persons, Two Bedrooms: 5 persons, Three Bedrooms: 7 persons.
